84-unit Suffield apartment buildings sell for $13M to NYC investor

An 84-unit apartment complex in Suffield recently sold for $13 million to a New York City real estate investor.

Suffield West, built in 1968 and located on 10 acres at 13 Remington St., consists of two eight-story brick buildings. The complex was managed and maintained by the same owners for 54 years, according to Hartford-based Chozick Realty Inc., which represented the seller.

In a sale recorded Aug. 31, Suffield West Apartments LLC, controlled by Alfred C. Fuller II of Glastonbury, sold the property to Harmon Ventures LLC and Harmon Ventures 2 LLC, both controlled by David Rosenberg of Brooklyn.

The units are a mix of two-bedroom townhouses and flats, along with 16 one-bedroom garden units.

The new owners plan to upgrade the units “to enhance the property performance,” according to Chozick Realty.

Suffield, located near the Massachusetts border, has a median household income of just under $110,000 and a limited multifamily housing stock with high barriers to entry, according to Chozick Realty.

Tess Cullen and Jordan Pinto of Chozick Realty brokered the sale, which netted a price of $154,762 per unit.
