Hartford, CT — Chozick Realty is pleased to announce that Tom Boyle has facilitated the sale of 33 North River Street, a 3.24-acre riverfront development site located in the Thompsonville section of Enfield, Connecticut.   This location is within a newly designated Transit-Oriented Development (TOD) District created by the Town of Enfield and sits on the banks of the Connecticut River. The closing price was $2,560,000.

The site is fully approved for Enfield Station Apartments, a 156-unit, modern mill-style community with full amenities and a public river walk.  With 811 feet of frontage on the Connecticut River the property will be a vibrant addition to Enfield.

The property sits immediately adjacent to the future Enfield Station, a $35 million commuter rail stop fully bonded and funded by the State of Connecticut, positioning the site to capture strong transit-oriented housing demand. Once in service, Enfield Station will offer residents a commute of under 15 minutes to downtown Hartford, along with connections north to Springfield and south to New Haven, New York City and Washington, D.C.

The site sits across from Bigelow Commons, a 471-unit historic mill-to-apartment conversion that was completed in 1990 and marketed and sold by Chozick Realty in 1999.   Since construction Bigelow Commons has maintained an occupancy above 98%, underscoring the high rental demand in the immediate area.

Chozick Realty represented the seller in this transaction who had retained ownership of this 3.24 acre site in the mid 1980’s when he sold the vacant buildings of the Bigelow Carpet Mill.  At that time the  John M. Corcoran Company redevelopment the mill buildings into apartments with financing from the Connecticut Housing Finance Authority.
